Can I reserve a lot without visiting the development?: Yes. You can reserve your lot remotely with $10,000 MXN, which holds it for 15 days. We'll send you photos, videos and the digital contract.
Is there direct financing?: Yes, directly from the developer and with no interest: you pay 30% down when you sign the purchase contract and the balance over 12, 18 or 24 monthly payments. This is the only financing available: there is no bank financing, mortgage, Infonavit or Fovissste.
When will title deeds be issued?: The infrastructure is complete and title deeds are expected in 2027. In the meantime, your purchase is formalized by the purchase contract you sign when you pay the down payment.
Can I buy as a foreigner?: Yes. A foreign buyer buys like any other buyer: with a purchase contract with the developer. The bank trust (fideicomiso) is only arranged at the title-deed stage, because Bucerías is in Mexico's restricted zone (within 50 km of the coast), and any real estate agency can help you with that process.
What can I build on my lot?: The government authorization for the community sets residential use, a maximum of 2 stories and 60% lot coverage (COS): on a 120 m² lot you can build a footprint of up to 72 m² per floor. Ask your advisor for the details before reserving.
What utilities do the lots have?: Drinking water, electricity, sewer and natural gas, with underground utilities and hydraulic concrete streets. The community has a 24/7 gatehouse with CCTV.
How much is the maintenance fee?: Ask an advisor for the current fee and what it covers.
Where is Del Lago Residencial?: On Calle del Canal, Bucerías, Nayarit. From the entrance, in a straight line, the beach is 1.3 km away, downtown Bucerías 1.7 km and Puerto Vallarta airport 10.7 km.
Can you build my house?: Yes. We offer a custom construction service on your lot, from $25,000 MXN per m².
