What's Driving Riviera Nayarit's Real Estate Market
Just a few years ago, many Americans couldn’t point to Riviera Nayarit on a map. Today it’s an increasingly well-known place to live, retire, or buy land on the coast.
Here’s what is drawing buyers to this stretch of coastline, and what to check before you decide.
The Context
We don’t quote tourism or market figures unless there’s an official source we can link to. What you can observe in the region:
- Steady tourism: the Bay of Banderas draws domestic and international visitors year-round
- Infrastructure underway: road work, new hospitals, and new retail in the area
- Air connectivity: Puerto Vallarta International (PVR) has direct flights from U.S. and Canadian cities
- Urban growth: the Bahía de Banderas municipality keeps adding neighborhoods, services, and residents
Compared with more established markets like Los Cabos or Cancún, Riviera Nayarit is still growing. Even so, appreciation is never guaranteed.
What’s Driving the Interest?
1. Remote Work
The pandemic changed where many people can live. Many Americans and Canadians discovered they could work from a beach town in Mexico, with great weather, great food, and a more relaxed pace of life.
Riviera Nayarit has what this kind of buyer looks for:
- High-speed internet in much of the area
- Time zones compatible with U.S. business hours (CST/MST)
- Direct flights to major U.S. cities
- A cost of living that’s affordable compared with many U.S. and Canadian cities
- English widely spoken in the service economy
2. Infrastructure You Can See
Plenty of “up-and-coming” markets never quite arrive. In Riviera Nayarit, much of the infrastructure investment is visible:
- Roads: better connections to Tepic and Guadalajara
- Healthcare: new hospitals and clinics around the bay
- Retail: shopping centers and national and international brands
- Airport: international routes connecting the area with North America
3. Prices That Are Still Accessible
Bucerías shares beaches, climate, and airport access with better-known destinations, and its land is generally more affordable than in the bay’s premium areas. If you want to compare, ask several developments for current prices and compare utilities, legal status, and delivery dates too.
At Del Lago Residencial, lots are priced at $5,500 MXN per m² (roughly $300 USD per m²), the same for every lot. A 120 m² lot costs about $660,000 MXN (~$35,700 USD). As a historical data point, Del Lago’s list price rose from $3,800 MXN/m² to $5,500 MXN/m² today (+44%); it is not a promise of future appreciation.
Why Bucerías Specifically?
Within Riviera Nayarit, Bucerías has its own case:
Location: From the Del Lago entrance, Bucerías beach is about 1.3 km away in a straight line, Nuevo Vallarta’s shopping and services 7.7 km, and the international airport 10.7 km. It’s not isolated — it’s connected.
Character: Unlike resort-style developments, Bucerías is a real town with a real community. It has a year-round population, local markets, restaurants, schools, and cultural life. That authenticity is what attracts long-term residents, not just vacationers.
Growing interest: more and more domestic and international buyers are discovering Bucerías as an alternative to the bay’s better-known destinations.
Community developments: Projects like Del Lago Residencial are master-planned communities you can visit: 180+ owner families, urbanization complete, a central lake, clubhouse with pool, pickleball courts, and 24/7 security.
Can Foreigners Buy Here?
“But can foreigners actually own property in Mexico near the coast?”
Yes. A foreign buyer can buy at Del Lago like any other buyer: with a purchase contract with the developer. The bank trust (fideicomiso) is only arranged at the title-deed stage, because Bucerías is in Mexico’s restricted zone (within 50 km of the coast), and any real estate agency can help you with that process.

What to Check Before You Buy
If you’re thinking about buying land in the area:
-
Land or a finished home: land lets you build to your own design and pace; a finished home lets you move in sooner. Decide based on your plans, not on an appreciation promise. If you plan to build, ask for a quote instead of relying on generic cost-per-m² figures.
-
The development’s status: Del Lago Residencial has 18 lots left, with urbanization complete and deeds expected in 2027.
-
How you’ll pay: Del Lago offers direct developer financing, with 30% down and 24 months interest-free, without having to apply for a bank loan.
-
Your time horizon: real estate is a long-term decision, not a flip.
Risks to Consider
Any honest analysis has to mention the risks:
- Currency risk: If you earn in USD and prices are in MXN, exchange-rate moves change your cost in dollars, in either direction.
- Liquidity: Real estate isn’t liquid. If you need the money in six months, don’t invest.
- Market cycles: Local markets have good years and soft years; no one can guarantee appreciation.
- Construction quality: If you build, work with established builders with verifiable track records. Del Lago is developed by CAM Grupo, with a 25+ year family track record and 60,000+ m² sold.
The Bottom Line
Riviera Nayarit has been adding infrastructure, tourism, and new residents for years, and Bucerías still has more accessible prices than other parts of the bay. No one can guarantee what land will be worth in the future, so the best decision is an informed one: visit the area, compare developments, and check their legal status.
