Riviera Nayarit vs. Cancún: Two Beach Real Estate Markets in Mexico
Riviera Nayarit and Cancún/Riviera Maya are two of Mexico’s best-known coastal real estate markets. Both attract domestic and international buyers, and both have well-known beaches.
But they’re very different markets. Understanding those differences helps you choose the one that fits your goals.
Market Maturity: The Key Distinction
Cancún is a mature market. Developed since the 1970s as a government-planned tourism corridor, it’s had decades to build out infrastructure and establish tourism flows.
Riviera Nayarit is a growth market. While Puerto Vallarta has decades of history, the broader Riviera Nayarit corridor (from Nuevo Vallarta to Punta de Mita) is still growing: infrastructure investment is ongoing and there’s still land to be developed.
This distinction matters. A mature market usually offers more stability and less uncertainty; a growth market has more room for change, in either direction, and appreciation is never guaranteed.
Prices
We don’t publish price-per-m² tables for other areas because no official source measures them with the same method. In general, land in Bucerías is more affordable than in the best-known parts of the Mexican Caribbean; if you want to compare, ask developments in each area for current prices and compare utilities, legal status, and delivery too.
For reference, a 120 m² lot at Del Lago Residencial costs $660,000 MXN (approximately $35,700 USD), at $5,500 MXN/m², the same price for every lot.
Appreciation
No official source publishes annual appreciation for each area using the same method, so we don’t compare percentages here. As a verifiable reference, Del Lago Residencial’s list price rose from $3,800 MXN/m² to $5,500 MXN/m² today (+44%). That is a historical figure, not a promise of appreciation.
Tulum grew very fast and has faced infrastructure challenges (water, roads, electricity). Riviera Nayarit, by contrast, is growing alongside Puerto Vallarta’s established infrastructure.
Climate and Environment
| Factor | Riviera Nayarit | Cancún/Riviera Maya |
|---|---|---|
| Hurricanes | Pacific hurricane season | Atlantic hurricane season |
| Rainy season | Jun-Oct (mostly afternoons) | Jun-Nov |
| Sargassum (seaweed) | Not affected by Caribbean sargassum | Significant (seasonal) |
| Natural setting | Mountains + ocean | Flat jungle + ocean |
Two factors deserve emphasis:
Hurricanes: Both coasts have a hurricane season. The Bay of Banderas has also been hit by storms and hurricanes, so before you buy or build, check coverage and cost with your insurer, and build with wind and rain in mind.
Sargassum: The seaweed blooms that have affected Caribbean beaches in recent years are a real factor for tourism on that coast. It’s a Caribbean phenomenon that doesn’t reach the Pacific coast.
Tourism
Cancún receives far more visitors than Puerto Vallarta and Riviera Nayarit, which have a smaller, steadier tourism flow and a more relaxed feel.
Rentals at Del Lago
At Del Lago the condominium regime has not been established yet, so there are no condominium bylaws yet: usage rules, including rentals, will be set in those bylaws. That is why we don’t compare rental returns here.
Cost of Living
Living costs depend a lot on your lifestyle, but many residents find everyday expenses in Riviera Nayarit more manageable than in Cancún’s tourist areas, thanks to its mix of tourist and local economies. Before deciding, spend a few weeks in each place and compare groceries, dining out, and services for yourself.
Infrastructure and Connectivity
Airports
- CUN (Cancún): one of Mexico’s busiest international airports
- PVR (Puerto Vallarta): an international airport with direct flights from many U.S. and Canadian cities
Both airports offer good international connectivity. PVR is close to Bucerías: about 10.7 km as the crow flies from the Del Lago entrance.
Healthcare
Both regions have private hospitals. Puerto Vallarta’s medical infrastructure is well established, with several hospitals that serve international patients.
Roads and Transport
Riviera Nayarit benefits from a more compact geography around the bay. The Riviera Maya stretches along a much longer coastline, which can mean longer drives.
The Expat and Investment Community
Cancún/Riviera Maya
- Very large international community
- Established real estate investment infrastructure
- More touristy areas
- More developed but more competitive market
Riviera Nayarit
- Growing international community with strong local culture
- Less “commercialized” feel
- More authentic Mexican lifestyle experience
- Close-knit communities in developments like Del Lago Residencial
Legal Considerations for Foreign Buyers
Both markets are within Mexico’s restricted coastal zone, so a foreign buyer needs a fideicomiso (bank trust) to hold the title. At Del Lago, a foreign buyer signs a purchase contract with the developer like any other buyer, and the bank trust is only arranged at the title-deed stage; any real estate agency can help with that process.
If you have questions about the process, the Century 21 CAM Grupo team can walk you through each step at Del Lago.an advisor can walk you through each step at Del Lago.
Which Market Is Right for You?
Choose Cancún/Riviera Maya if:
- You want maximum tourism volume
- You prefer a mature market with less uncertainty
- Your budget fits the prices of a consolidated market
- You want maximum dining/nightlife options
Choose Riviera Nayarit if:
- You’re looking for a more accessible entry point in a market that’s still growing
- You plan to live in your property
- You value authenticity and community over resort amenities
- You prefer a more relaxed, nature-oriented lifestyle
- You’d rather avoid sargassum
The Bottom Line
Both markets have their case, but they’re at different stages. Cancún is a consolidated destination; Riviera Nayarit is still growing and still offers more accessible prices. Neither guarantees appreciation: choose based on your life plans, your budget, and how much uncertainty you’re comfortable with.
